Poundfield Lane Potterspury 9 Self Build Homes Refused

This one has a bit of history to it. Some time back an application for Planning in Principle (PIP) for 3 or 4 homes on this site was granted by WNC.

In July another application, to all intents and purposes the same application but this time changing the number to 8 or 9 was submitted.

Importantly the PIP establishes IF you can develop a site, the what is later.

The PIP only deals with a simple question, would it be acceptable to build a house or houses on this piece of land. All other matters as to the style, type, size, design, etc are left for later consideration.

This second application looked like a mickey take from the council’s policy. I wrote to WNC to ask that if they were thinking of approving this I wanted it to be determined by the Planning Committee.

I believed that the self build policy was being abused. The council policy on self build was not being followed and I just don’t believe that you can self build 9 homes. That is a small development and then should be judged using the normal criteria not the more generous self build rules.

After much argument with the planning department I can now report that this application has been refused by WNC. The earlier one will still stand.

The developer has a right to appeal which must be submitted within 6 months of the decision date.
